The word

What is a housing pod?

A housing pod is a small, self-contained living unit built in a factory and delivered finished, rather than built up on your site brick by brick. It arrives on a truck, it is craned or rolled into position on a prepared base, and it is connected to water and power. That is the whole idea: the building work happens somewhere else.

Beyond that, the word is doing no real work. South Africans use pod, living pod, pod house, granny pod, capsule and tiny home more or less interchangeably, and manufacturers each pick the one that flatters what they happen to make. So the useful question is not whether something is a pod. It is what you are putting on the property, and what has to be true the day it lands.

Practically, the pods on the market here split three ways: a bare insulated room you fit out yourself, a self-contained dwelling with its own bathroom and kitchen, and a finished guest unit built to be let out from the day it arrives. They are three different purchases at three very different prices, and buying the wrong one is the most expensive mistake in this market.

  • Groundwork: a level slab or properly levelled precast plinths

  • Council plan approval, where your municipality requires it
  • VAT, and transport, which is quoted separately for your site

Which pod is which

Two of these are pods in the shape you are probably picturing. The other three are not, and we would rather say so here than have you find out on delivery day.

    The cheapest way into a pod-sized building in the range. It arrives flat on a truck and unfolds into a weather-tight, insulated 15 m² room in minutes, wired for electricity with two plug points, a light fitting and a small DB board. It carries no plumbing, so a bathroom is a local installer's job.

    Straight answer: Square, not curved. The X-Fold is a folding steel room rather than a moulded capsule, so if the picture in your head is a rounded pod with a glass end, this is not it — but it is a quarter of the price of anything that is.

    Expandable Homes

    From R 199 900 ex VAT18 – 74 m²

    What most people mean when they search for a pod to put in the garden for a parent or an adult child: a self-contained second dwelling with its own bathroom and kitchen, plumbing and electrics installed at the factory. It arrives as one module and expands on site within hours, from 18 m² up to 74 m².

    Straight answer: Boxy rather than rounded, and the largest sizes are bigger than the word 'pod' usually implies. Included here because a granny pod is what it is bought for.

    The shape people picture when they say pod: an angular shell wrapped in curved, floor-to-ceiling panoramic glass. Luxurious bathroom fittings are included in all three sizes and a kitchenette in the two larger ones, and it arrives fully assembled and ready for occupation within hours.

    The top of the pod market, where the unit itself is the reason for the booking. Rooms sit either side of the bathroom, each wrapped in 270° oversized floor-to-ceiling double glazing. The bathroom, its premium fittings, a geyser, multi-layer insulation and intelligent front-door access are standard; kitchen and air conditioning are extras.

    The alternative for a buyer who wants nothing left to do on arrival. A 26 m² timber-look steel cabin with a viewing terrace, assembled in under three days, with the bathroom, kitchen, air conditioning and a storage water heater all fitted as standard rather than sold as extras.

    Straight answer: A cabin, plainly — pitched roof, terrace, no curves. It sits on this page because it competes for the same money as a large pod and answers the same question differently.

Before you buy

Four things worth checking first

The questions that decide whether a pod works on your property — and the ones that cost money if you leave them until after the deposit.

  • Can a truck reach the spot?

    A pod is delivered whole. Every one of these ranges except the X-Fold arrives as a finished unit that has to be lifted or rolled into its final position, so the route in — gate width, overhead cables, slope, soft ground — decides as much as the plot itself. Send us photos of the access and we will tell you before you order, not after.

  • What is the base standing on?

    Most units sit on a level concrete slab or properly levelled precast plinths, and the larger cabins and capsules are professionally assembled on a prepared foundation. Getting this wrong is the one site error that is genuinely difficult to fix afterwards. We confirm the exact requirement for your model when you order.

  • Where are the services coming from?

    A pod is only self-contained once water, sewerage and power reach it. Some ranges arrive with plumbing installed at the factory and some — the X-Fold — carry electrics only. Off-grid is a real option across the range: solar, gas geysers and rainwater tanks are sized and quoted for your site.

  • Does your municipality want plans?

    Approval rules for a second structure are set locally and genuinely differ between municipalities, so the only reliable answer comes from your own building control department. Ask them before you commit — it is a free phone call, and it is the answer everything else depends on.

Ours run from R 54 900 to R 1 099 900 ex VAT, and where you land in that range depends almost entirely on how finished the unit is when it arrives. R 54 900 buys an insulated, wired 15 m² room with no plumbing. R 199 900 buys a self-contained dwelling with its own bathroom and a small basic kitchen. R 449 900 and up buys a finished guest unit with luxurious bathroom fittings and panoramic glass, ready to let. All prices exclude VAT and exclude transport to your site, which is quoted separately on distance and access.
